Property Types: Office and Industrial
Location: Primary and secondary U.S. cities
Term: 5+ years
Tenancy: Core
  • Single tenant
  • Limited multi-tenant with strong credit anchor
Credit:
  • Investment-grade (BBB or higher)
  • Unrated and shadows considered
Lease Structure: Net with structured increases preferred
Occupancy: 92% plus
Transaction Types: Will consider the assumption of debt, sale/leasebacks, build-to-suits, joint ventures, portfolio, or entity purchases.
Transaction Size: Minimum $20 million
Returns: Market Cap Rates
